Feb 2021 Weekly Edmonton Market Update and Average Sale Prices
The market has certainly picked up with the number of sales and prices are up slightly for both houses and condos. Most of the activity is in the first time buyer range and we are experiencing multiple offers again manly in the 300 to 400K range. The low interest rates are certainly a factor for families looking to invest in their first homes. I am finding that the higher price ranges are a bit slower and with not much movement in the prices from 2020. Also there has been a reduction in land value particulary with the splitting of 15m lots. Quite a few "true skinnies" still on the market with a few price reductions. There also seems to be very limited inventory in some of the prime south side locations. It is a good time to sell with the listing count expected to increase as we head into March.

After a very busy November and it being a bit quiet around Xmas we expect things to start picking up in the New Year. In my experience, starting in January, there is usually less inventory in many popular communities and it may be an good opportunity to sell. Most buyers looking in the earlier months are also likely more motivated and anxious to get into a home.
